IT'S GETTING THAT TIME OF YEAR FOR WINTER BOILER PREP! SEE BELOW FOR RUFFCUT'S BOILER MAINTENANCE TIPS:
* Boiler Maintenance is a must if you hope to have your boiler efficient at all times. Boilers give a vital service in hot water supply and household warming. They add to the comfort level of the home. Too often, repairs become necessary when the boiler malfunctions. Regular maintenance can help avert ceaseless repairs. This will help you save on overall costs. Maintenance is advised to avert accidents and boost household safety. Maintenance will also boost the efficiency of your boiler and extend its life span. Below are some maintenance tips.
* Air Vents and Flues -Blocked air vents hamper the boiler from working efficiently. This particularly applies to gas boilers. Dirt may accumulate in vents or flues and cause a blockage. It is a good idea to have your vents and flues inspected regularly. If any blockage has occurred, clear it to allow free passage of air.
* Water Level - It is vital that you check the boiler water level. Should the boiler operate without water, this can easily damage it beyond repair. It can also cause an accident and endanger the lives of family members. Be sure that the pilot light is on as you check the water level. If the water level is below minimum, you need to check the plumbing and correct any faults. Sometimes, all that is required is a few minor adjustments in the set-up.
* Leaks - These may occur during normal usage of the boiler. Gas or fuel may leak through the valves. This usually indicates some adjustments are necessary in the system. If you detect damaged or worn out parts, call Ruffcut Plumbing & Heating for repair or replacement.
* De-Scaling - Hard water usually gives rise to excessive lime-scale in the boiler. This prevents the boiler from working as it should. If left to accumulate, lime-scale will hamper the heating capacity of the boiler. You will need to call us to de-scale your boiler should you notice too much lime-scale within.
* Lubrication - Regular lubrication is essential for the smooth operation of most mechanical systems. Your boiler will benefit from routine lubrication, as this will support its working capacity. Be sure to have Ruffcut lubricate boiler parts that are frequently in motion such as the fan and pumps.
* Clear Dust - Dust easily accumulates in the boiler room because of the boiler operations. Check the boiler room regularly and clear any dust in sight. Pay particular attention to the boiler parts as dust accumulation will affect the system from working well. The fan often develops much dust build-up. Be sure to clear all dust to enable optimal efficiency.
* Flushing - It is a good idea to clear all the water from the boiler at least 1 time a year, depending on the shape of your boiler. It is best to do this after the boiler has been running for at least 2 weeks continuously, so that boiler can work at full capacity. Dirt, grit and lime-scale tend to accumulate in the boiler. Call us to flush out all water from the boiler and clean the interior thoroughly.
* Annual Check- It's a good practice to have your boiler checked by Ruffcut Plumbing & Heating at least once a year. This will ensure safety and efficiency. Any emerging problems can be noted and dealt with accordingly.

EMERGENCY ADVICE:
***DEEP FREEZE HINTS***
* Keep your heat 5 - 10 degrees higher that you are used to...especially overnight, as this is when the temperatures drop.
* Open cabinets, ceiling tiles, closets, and any areas that are prone to freezing or getting too cold to get warmth in those areas. (This will help to hopefully avoid frozen pipes.)
* IF PIPES DO FREEZE (Drain pipes, heating pipes and supply pipes)...get warmth to the area via a blow dryer, space heater & keep the temp higher than usual in the house, (DO NOT put directly on pipe & keep an eye on it for safety)
* For faucets that are prone to freezing...leave them on just a bit to drip (If you are concerned about the water going nowhere, put a cup under it and water your plants.)
* For drains that may be partially clogged, your drains could freeze..especially being on an outside wall.
* Outside wall plumbing usually freezes 1st and probably the warm water before the cold....so keep that room warmer than usual. I use a space heater and close the bathroom door, keeping any flammable items away (ie Shower curtain, garbage can, toilet paper, etc.) This eventually warms up the wall, and then warms the pipes.
* Remove your outside hose from your hose bibb, turn your inside shut-off valve off (if you have one) and open the nozzle outside...This probably should have been done already.
* If pipe bursts already, turn off the nearby shut-off valve or your main shut-off valve and Call Ruffcut Plumbing.
* Close off any openings, windows, crawlspaces what may cause cold air to sneak in!
* Check on neighbors, friends & your pets to make sure they are OK.
HOPE THIS INFO HELPS!
* In the event of a water leak emergency, know where your shut-off valves are located, and that they are able to be turned off. (Whole house turn off, hose bibbs, under sinks, toilets, ice makers and dishwashers). Make sure they operate periodically so the valve does not freeze up. You will be grateful for this piece of knowledge if you ever need it.
